Comprehensive evaluation of buildings, a social need

Abstract
Buildings, regardless of the length of operation, lack perfection, which translates into the presence
of injuries that affect the property and its users. The causes of the appearance of these lesions may
be due to large number of concomitant factors or not, that if they are not properly attended to, they
accelerate the pathological processes, and most of them generate new lesions. The existence of
injuries and the evolution of deterioration not only affect the component parts of a building, but
also influences the performance of the activities carried out in these spaces and the users who carry
out them. This research is based on environmental and psychosocial criteria, with the aim of
constructing a methodology with tools that allow constructive evaluation, taking into account the
influence of existing injuries on structural, functional, environmental, sanitary and economic fields,
which enriches the assessment provided on the case study. With the information obtained once the
methodology has been applied, decision-making is facilitated to improve the habitability conditions
of the building and the well-being of the users.
